Tenant's Responsibilities

  • Routinely Changing the HVAC Filter - Regularly changing the HVAC filter, typically every 30 to 90 days depending on usage and filter type, is vital for maintaining system efficiency and indoor air quality. A clean filter ensures optimal airflow and cooling/heating efficiency, reducing energy costs and strain on the HVAC system. Additionally, it helps to capture airborne contaminants, providing a healthier living environment. (Instructional Video)

  • Disconnect Hoses from Outside Faucets - Disconnecting hoses from outdoor faucets during winter is essential to prevent frozen pipes and potential water damage. Water left in hoses can freeze and expand, leading to cracked pipes and faucets, which can result in costly repairs. This simple preventative measure safeguards the plumbing system against the harsh winter conditions.

  • Routinely Clean Outside HVAC AC Unit - Keeping the outside AC unit fins clean and clear of debris is crucial for maintaining the unit's efficiency and preventing overheating. Clean fins ensure better heat transfer and energy efficiency, leading to lower electricity bills and prolonged lifespan of the unit.   • Maintaining the Fence-line from Overgrowth - Regular maintenance of the fence line, including clearing it of weeds and overgrowth, is essential to prevent damage to the fence and maintain property aesthetics. Overgrown vegetation can weaken fence structures over time and obscure visibility, potentially compromising security. Additionally, a well-maintained fence line contributes to the overall neat appearance of the property.

  • General Lawn Care - Tenants are responsible for general lawn care, which is essential to maintain the property's curb appeal and prevent issues like pest infestations and overgrowth. Regular mowing, trimming, and keeping the yard free of debris ensure a neat and healthy outdoor environment. This routine care not only enhances the property's appearance but also contributes to the overall well-being of the community.

Management's Responsibilities

  • Cleaning Debris from Rain Gutters - Keeping gutters clear of debris is crucial to prevent water damage and maintain the integrity of the roof and building structure. Clogged gutters can lead to water overflow, potentially causing foundation issues, basement flooding, and roof damage. For safety reasons, and to ensure this task is performed effectively, management is responsible for regularly cleaning and maintaining the gutters. In most cases our properties have gutter guards install preventing debris from entering the gutters.
